Please find under the general Statutory timelines for assessing different applications. Mitigating factors may result in extensions of time , where further information is required for example.

In cases where Exemptions are not clear cut and only partially meet the exemption criteria, consultation with the Planning Authority or Body is recommended to clarify  these. Exemption Certificates are required in certain cases for Part V provision of social and affordable housing.

In all but very simple developments Pre-Planning Consultation with the Planning Authority is a pre-requisite for a successful outcome and process.

PLANNING PERMISSIONS 

  • Newspaper Advertisement                   – within 2 weeks prior to lodgement of Application
  • Site Notice                                        –  within 2 weeks prior to lodgement of Application
  • Notification of Decision                       – 5-8 weeks after receipt of Valid application
  • Observation Period                             – During Appeals period 
  • Appeals Period                                  – 4 weeks from date Notification of  Decision to Grant
  • Final Grant                                        – 4 weeks after Notification of Decision if no appeals.
  • Appeals Assessment to An Bord         – 18 weeks from receipt of Appeal by Bord Pleanala
  • Duration of Permission                       – 5 years from date of Final Grant
  • Planning Contributions                       – Before Commencement , stipulated in Conditions

COMMENCEMENT NOTICE 

    • Submission to Local Authority             –  no less than 14 no more than 28 days before
    •                                                             commencement on site . 

FIRE SAFETY CERTIFICATE 

      • Assessment of Application                  – 8 weeks to decide on Application from valid applic.
      • Recommended submission                 – Post Grant of Planning + Conditions

DISABILITY ACCESS CERTIFICATE 

      • Assessment of Application                 – 8 weeks
      • Recommended submission                – Post Grant of Planning + Conditions
      • Recommended submission                – Prior to Commencement of Works 

EXEMPTION CERTIFICATE TO PART V – provision of social and affordable housing 

      • Assessment of Application                 – 4 weeks from receipt of Application
      • Recommended                                 – Pre submission consultation with Authority

 SECTION 57 DECLARATION – For Protected Structures 

      •  Declaration to be issued                     – within 12 weeks of receipt of request

 SECTION 5 – Exempted Development 

      •   Declaration to be issued                     – within 4 weeks of receipt of request

 HEALTH AND SAFETY SUBMISSION
